DWI
Our support concept forms an essential foundation for managing architectural projects. It divides the entire planning and construction process into various service phases that are carried out by architects. Each phase has its own tasks and goals, structured within a clearly defined workflow.
The service phases serve as a reliable guideline for executing construction projects and form a solid basis for collaboration between architects and clients. These phases cover the entire planning process, from the initial assessment to project supervision. Throughout each phase, the architect works closely with the client and other planners to ensure a successful, high-quality project that meets the client’s requirements and expectations.
Preliminary assessment
In this service phase, the foundations for the construction project are determined. This includes defining the requirements for rooms and spaces, reviewing legal building regulations, and establishing the budget.
Preliminary design
In the preliminary planning phase, the client’s requirements and wishes are refined and translated into an initial design. Various options and solutions are developed and evaluated. An initial cost estimate is also carried out during this phase.
Design planning
Based on the preliminary planning, a concrete building concept is developed in the design planning phase. This includes determining details such as materials and colors. The design planning serves as the foundation |
Approval planning
In this service phase, the necessary documents for the building permit are prepared. This includes the building application, site plans, and construction drawings. |
Execution planning
n the execution planning phase, all necessary information for the implementation of the construction project is developed. This includes plans for structural engineering, electrical and plumbing installations, as well as interior fittings.
Preparation of the tendering process
In this service phase, the tender documents are prepared. This includes specifications, bill of quantities, and contract conditions. |
Assistance with the awarding process
In this phase, the architect or engineer assists the client in selecting the appropriate companies for the execution of the construction project. This includes reviewing bids and participating in contract negotiations. |
Construction supervision
Construction supervision involves monitoring the execution of the project and ensuring compliance with the design and budget. It also includes coordinating the various trades involved in the construction process, which is the responsibility of the architect or engineer. |
Site management and documentation
After the completion of construction, the architect or engineer takes over project management and documentation. This includes monitoring warranty periods and preparing operating manuals and maintenance plans.
